North Devon Council granted outline planning permission for Birchwood Lakes on 12th April 2017 in accordance with the officer’s recommendation of conditional approval.
The vision for Birchwood Lakes is to create a sustainable and inclusive community centred on holiday accommodation and a hotel complex where visitors can relax in a natural bio diverse environment.

The Birchwood Lakes development will consist of;

  • Up to 158 holiday accommodation units
  • A 40 bedroom hotel and spa
  • The creation of areas of diverse landscape and habitat
  • A range of indoor and outdoor sports, leisure and recreation facilities, reception, management, maintenance and ancillary facilities
  • Vehicle access using existing junctions
  • Water bodies, landscape and habitat creation and management, integrated with the surface water management and sustainable drainage measures
  • On-site private roads, vehicle parking, footpaths and cycle routes
  • Management of existing ecology and landscape
  • Incorporation of public rights of way

The application site covers an area of some 63 hectares. It is centred on the former Venn Quarry minerals site.
