After almost two years, we’re delighted to have secured planning permission for two applications at Silverlake, comprising a total of 344 holiday lodges. The scale of this achievement should not be underestimated. Together, these permissions represent a major step forward in the wider Silverlake vision and shape the continued delivery of this award-winning destination.

Beyond the scale of the approval, the proposals required careful consideration of the site’s challenging topography. The masterplan responds directly to the existing landform, using stepped terraces that work with the contours rather than against them. This approach helped minimise earthworks, maximise views across the lakes, strengthen ecological connections and reinforce Silverlake’s wider vision of landscape-led, nature-focused development.

What makes this approval particularly significant is that the planning landscape changed overnight. The proposals had no fundamental planning concerns, the officer’s reports had been prepared, and the applications were ready for determination when new nutrient neutrality regulations were introduced over the weekend.

Overnight, the challenge became demonstrating nutrient neutrality and finding an acceptable mitigation solution.

Like many schemes affected, this wasn’t a straightforward journey. Over the course of two years, multiple mitigation options were explored before a viable solution could be secured. Huge credit goes to Stantec for the extensive technical work behind this process.

Throughout that period, Willmore Iles drew on our strong working relationship with Dorset Council’s planning team, maintaining constructive discussions and helping to ensure the applications remained well positioned as nutrient neutrality requirements and mitigation options continued to evolve.

It’s rewarding to see years of perseverance, collaboration and problem-solving reach a positive conclusion, enabling our client to continue delivering their long-term vision and ambitions for the site. These approvals unlock a substantial next phase of Silverlake’s development, bringing forward 344 nature-led lodges while supporting continued investment in the landscape, ecology and visitor experience.

More importantly, it’s been a reminder that planning is rarely a straight line. Sometimes the biggest challenge isn’t the proposal itself, but adapting to an evolving regulatory landscape while maintaining momentum and working collaboratively with stakeholders to keep projects moving forward.

A huge thank you to HFG, the consultant team, TLP, Stantec, Ridge and Lichfields and local authority officers who helped make this outcome possible.
